1 ABSTRACT The rapid population growth in Indonesia and the limited amount of land available resulted in property prices in Indonesia is increasing every year. With the increase in the price of the property, the company will earn higher profits that will make an impact on stock returns received by the company. In this regard, the aim of this research will identify some of the variables that affect stock returns. The variable is the Return on Assets ( ROA ), Return on Equity ( ROE ), Earning Per Share ( EPS ). Samples were taken by using purposive sampling method. Data analysis used descriptive statistics, testing normality of the data eliminating outliers, test the classical assumption of multicollinearity, heteroscedasticity test, autocorrelation test, and final multiple linear regression. The results showed that the Return on Assets ( ROA ) has no effect on stock returns, return on equity ( ROE ) has no effect on stock returns, and Earning Per Share ( EPS ) has no effect on stock returns. 2 ABSTRAK Pertambahan jumlah penduduk yang pesat di Indonesia dan terbatasnya jumlah lahan yang tersedia mengakibatkan harga properti di Indonesia kian meningkat setiap tahunnya.dengan peningkatan harga properti tersebut maka perusahaan akan mendapatkan keuntungan yang lebih tinggi sehingga akan memberi pengaruh terhadap return saham yang diterima oleh perusahaan. Berkenaan dengan hal tersebut, maka penelitian ini mencoba untuk mengidentifikasi beberapa variabel yang mempengaruhi return saham. Adapun variabel yang digunakan adalah Return on Asset (ROA), Return on Equity (ROE), Earning Per Share (EPS). Sampel diambil dengan menggunakan metode purposive sampling. Analisis data menggunakan uji statistik deskriptif, uji normalitas untuk menhilangkan data outlier, uji asumsi klasik yang terdiri dari uji multikolinieritas, uji heteroskedastisitas, uji autokorelasi, dan terakhir regresi linier berganda. Hasil penelitian menunjukkan bahwa Return on Asset (ROA) tidak berpengaruh terhadap return saham, Return on Equity (ROE) tidak berpengaruh terhadap return saham, dan Earning Per Share (EPS) tidak berpengaruh terhadap return saham.
